NEWCOM DEVELOPMENT, LLC TO BUILD FIRST "GREEN" COMMERCIAL, NON-PUBLIC FUNDED BUSINESS PARK IN FLORIDA'S HISTORY

NewCom Development, LLC is pleased to announce their newest development, Greenland Commerce Center, located at the intersection of Greenland Road and Greenland Chase Boulevard. This campus setting of mixed use development includes 174,000 square feet of flex-space (office/warehouse), 31,000 square feet of retail shopping center, "The Shoppes at Greenland Chase", and 10,000 square feet of business office space. This project is the first commercial business park and the largest non-public funded speculative "green" project in Florida's history! This project is pre-registered as a gold level certified project with the US Green Building Council's Leadership in Energy and Environmental Design (LEED) Rating System.

NewCom Development, LLC was founded on the principle that developing and building should be much more than the design, construction and maintenance of the building itself. By building "green", our finished projects contribute both to the ecology and economy of the environment they serve by substantially reducing or eliminating negative environmental impacts and improving existing design, construction and operational practices. Research has shown that building green projects increases worker productivity, and reduces employee absenteeism and turnover. This is achieved by increasing indoor air quality of all building spaces by using low-odor building finishes and technologically advanced HVAC systems with enhanced design and verification procedures to ensure proper performance, and increased natural daylight lighting designs. Productivity is also enhanced by providing changing rooms/showers for employees bicycling to work as a means of alternative transportation, and preferred parking spaces for those car-pooling or driving low-emitting vehicles.

Other advantages to this approach are a reduction of offsite storm water discharge, more reflective roofing surfaces to reduce heat-gain of buildings, thereby reducing energy consumption, reduction of lighting pollution to surrounding neighborhoods, water efficient landscape design significantly reducing or eliminating watering needs and demands on potable and natural resources.

Traditional building practices consume large amounts of energy and other natural resources and substantial harm is being done to the environment. There is a growing interest in the construction industry to build structures that are more "eco-sensitive" and "green" built. Green building practices reduce operating costs, enhance building marketability, and reduce potential liability resulting from indoor air quality problems.

Green buildings are healthy buildings with a profitable return, showing reduced energy and maintenance costs. Specifically, green oriented design, construction, and development can be achieved by choosing environmentally appropriate sites, reusing existing buildings, choosing previously developed sites, protecting natural and agricultural areas, and protecting and/or restoring natural sites. Green friendly construction practices will significantly reduce the substantial construction waste burden by enhanced recycling, purchasing regionally available materials, and implementation of materials that are self-renewing in shorter time spans. Building interior environments are improved by improving the natural air ventilation characteristics of the building and by increased utilization of natural outside lighting for interior spaces. The application of low or no-water toilets and urinals can greatly reduce demands on municipal water and wastewater facilities, and the use of renewable and alternative energy sources such as solar, wind, or geo-thermal can significantly lower requirements for conventional power.

Resulting success stories are numerous from every phase of implementation. One Spokane, Washington grocery store construction project diverted 48 tons of waste to recycling reducing the conventional waste management costs by 56 percent. Students in day-lit schools in North Carolina consistently scored higher on tests than students in similar conventionally lighted classrooms. Studies of workers in green buildings reported productivity gains of up to 16 percent. Similar energy efficiency measures have reduced operating expenses of a Denver dry goods building by as much as $75,000.

Constructing buildings in an environmentally responsible manner requires extensive planning and education of architects, contractors and subcontractors to find and utilize greener materials and construction techniques. This can be facilitated by increased coordination of all construction professionals to achieve success in reducing the impact of their buildings in the environment. Buildings are only one part of an "environmentally friendly" community. All decision makers must work together to create a successful working relationship between buildings, nature and people to create a productive and thriving environment. Government also plays an important role in the development of green communities. By utilizing green practices in their own business and providing means to aid the private development industry, they support productive, healthy and thriving communities.
